5.   Explain local real estate procedures, related paperwork, documents and chronological order
      of events.

6.   Offer and show you properties according to Fair Housing regulations and ethical real estate practices.

7.   Describe material facts known about property. Respond accurately and honestly to your questions
      concerning the property.

8.   Assist you in preparing purchase paperwork.

9.   Assist you in preparing mortgage financing.

10. Promptly present and deliver all written offers from purchase to seller or their designated 
      representative as prescribed by law or by MLS procedures.

11. Promptly inform you of seller’s response to your offer and to counsel with you accordingly.

12. Act as your central point of contact and liaison between you and any other service providers you
      choose to include in the transaction as permitted by law or local practice.
